Current coverage
The search index contains 765,757 current or historical parcel identifiers across the full extract set, including all 736,965 current-account parcels and 739,350 distinct current tax accounts. It also contains 678,063 distinct address records assembled from every supplied Residential Building, Condominium Unit, Commercial Building, Apartment Complex, and Vacant Lot row with a usable property address.
All 30 supplied record categories and all 163,939,573 source records are processed in full. Parcel timelines account for 164,720,721 direct or relational record appearances. The 115,191 records with no defensible parcel relationship remain available through the source catalog. Large property-change, appraisal, value, note, tax, permit, sale, review, and workflow histories are included rather than sampled.
Method
The index was built locally from the King County Assessor public-data extracts using streaming CSV reads. Parcel and tax-account identifiers are preserved as strings so leading zeroes remain intact. Address matching uses a normalized search key while results display the source address value.
Multiple address-bearing records and tax accounts can be retained for one parcel. Records without a parcel number are connected only through explicit permit, appeal, tax-account, condominium-complex, or levy identifiers. A record with no defensible parcel key is retained and counted separately rather than attached by textual resemblance. Search does not use owner names.
On parcel pages, every linked record becomes a card in a newest-first timeline. Permit details are grouped with the matching permit and property-change details with the matching change event. Records that supply no event date are labeled as undated rather than assigned an inferred date. Blank cells are omitted from the visual details; nonblank values, exact source dates, assessor user IDs, record identifiers, and source-line provenance remain available.
Plain-language terminology
Field labels are expanded into ordinary language, and coded values are paired with descriptions from King County's supplied lookup records. The presentation is also informed by the County's residential-building metadata, property-sale metadata, and residential assessment glossary. If no reliable description exists, the county's original value is retained without guessing.
Performance and caching
Generated search results are cached at Cloudflare’s edge for one day. Parcel pages are edge-cached for one week and can be served stale during revalidation. Cache keys use normalized queries and an index-version prefix, so repeated requests avoid database reads while a deployment can invalidate the prior snapshot cleanly.
Known limits
- Different Assessor record categories can represent different workflow stages or snapshot dates.
- Current-state building records are not complete annual snapshots.
- County data may contain misspellings, stale information, repeated identifiers, or entry errors.
- Three property-change detail records contain one fewer parsed value than expected because of malformed source quoting. Missing values stay blank; no repair is inferred.
- This site is not an assessment notice, tax bill, title report, appraisal, or legal opinion.
